Luxury Editorial Booklet + Direct Mail Marketing Package

We are looking for an experienced freelance graphic designer to create a sophisticated, high-end marketing package for a luxury real estate property.

The project will involve developing a cohesive visual concept for a luxury real estate booklet/magazine, accompanied by a personalized letter and premium mailing package. The finished piece should feel editorial, sophisticated, understated, and highly polished — more like a luxury lifestyle publication than a traditional real estate brochure.

Project Scope

The designer will be responsible for creating:

-10–16 page luxury real estate booklet/magazine

-Front and back cover

-High-end editorial page layouts

-Property photography and image placement

-Property descriptions and editorial copy formatting

-Luxury typography and visual hierarchy

-Company branding integration

-Personalized introductory letter

-Coordinating design for a premium envelope or mailing piece

-Consistent branding across the entire package

-Print-ready production files

-Digital PDF version for online use

The booklet will ultimately be professionally printed and distributed through a commercial printing/direct-mail company.

Ideal Designer

We are looking for someone with demonstrated experience in:

-Luxury real estate marketing

-High-end editorial or magazine design

-Luxury brands, hospitality, architecture or lifestyle publications

-Real estate brochures and property marketing materials

-Print production and direct-mail materials

-Adobe InDesign, Photoshop and Illustrator

-Preparing professional files for commercial printing

-Experience with luxury real estate is strongly preferred.

Printing & Production

The final design will be produced by a professional commercial printer/direct-mail provider.

The designer must be comfortable preparing files according to professional printer specifications, including:

-CMYK color

-Bleeds and crop marks

-Proper image resolution

-Correct page sequencing

-Print-ready PDFs

-Appropriate fonts and linked files

-Editable source files

We may work with a printer such as Kirkwood, Elanders Americas, Inmark Media/Way Better Postcard, or another commercial printer.

Deliverables

Final deliverables should include:

-Print-ready PDF

-Web/digital PDF

-Editable Adobe InDesign source files

-Supporting Photoshop/Illustrator files as applicable

-Linked images and fonts, where licensing permits

-Final letter design

-Final envelope/mailer design
